Yesterday, the reporter learned from the preliminary research report on the "Three Olds" renovation unit of Dongguan CDC Cable Factory, which is currently being announced by the Municipal Urban and Rural Planning Bureau, that the construction land of Dongguan CDC Cable Factory and its surrounding land, totaling 7.82 hectares, will undergo a major transformation and be transformed into a commercial and residential area integrating commercial and residential buildings, kindergartens, sports venues, green spaces, and squares.
The renovation mainly focuses on demolition and reconstruction
Dongguan CDC Cable Factory is located in Humen Town, where the Beijing Guangzhou Railway, Guangzhou Shenzhen Zhuhai Expressway and the Pearl River Waterway meet. The "Three Olds" renovation unit of the cable factory is located in the Jinzhou Comprehensive Cluster of the central southern area of Humen Town, passing through Taisha Road, Liansheng Road, Binhai Avenue, Guangzhou Shenzhen Zhuhai Expressway, etc. Its east side is adjacent to Jinjie Road Station along the southern line of track R2, and the renovation scope extends from Jinlong Road in the west, Taisha Road in the south, and Jinjie Road in the southeast, with a total area of 7.82 hectares.
The land for the renovation of the plot is mainly state-owned industrial land of CDC Cable Factory, with a small amount of street green space along Jinjie Road and Taisha Road, and a small amount of old villages on the west side. According to the planning department, the renovation site is located in the key renovation area of Humen Central District determined by the "Three Olds" special plan. It is a key renovation area recently promoted in Humen Town, mainly through demolition and reconstruction. It is also located in the core renovation area and strategic planning area, and belongs to the priority access area for renovation. The current situation is abandoned factory buildings with poor construction quality and severe functional and material aging.
The resident population will decrease by 700 people
Due to its location around the railway station, it is also a priority development area for the city.
According to the announcement by the Municipal Urban and Rural Planning Bureau, the renovated plot will be an important component of the residential area in Humen Central District, located around the Jinjie Station on the extension line of the R2 rail line. It can be developed for TOD, including public services, commercial, residential and other functions. At that time, this area will get rid of the dirty and chaotic situation of old and abandoned factories, and will be replaced by high-rise commercial and residential areas with commercial and residential buildings, kindergartens, sports venues, green spaces, and squares.
After the "Three Olds" renovation and adjustment, the residential population in this area will decrease by 700 people.
It is reported that the public facilities in the area are located along the West Tenth Road, and in the future, they will be combined with the renovation of projects such as the North Humen Night Sky to jointly create a public service node in the area. The newly added public facilities are all within the scope of the cable factory renovation and will be implemented and completed simultaneously with the cable factory renovation. In terms of public transportation and road facilities, an additional branch road, a bus terminal, and a public parking lot will be added.

The total planned area is 98.12 square kilometers, and the planning period is from 2015 to 2020.
In addition, four key renovation areas with a total area of 1088 hectares have been designated, namely the central northern area with an area of 246 hectares; The eastern area of the central district covers an area of 314 hectares; The western area of Chang'an covers an area of 108 hectares; The entrance and exit area of the expressway covers an area of 419 hectares.
